DEVELOPERS
301 active developers across 15 districts
Phuket's residential market is built by a few hundred active developers, ranging from Bangkok-listed institutional builders such as Sansiri, Origin and AP through to founder-led boutique studios with only two or three villas in the ground. This directory indexes every developer with at least one live project on the island. Each entry links through to a full profile: the projects they've launched, total inventory under their name, the districts they consistently build in, and the lowest published price across their portfolio. Where we have hand-written editorial coverage, the developer page goes further — founding story, market position, build-quality reputation, and a buyer-oriented FAQ. The tail of the list is data-only by design: we'd rather show every active builder honestly than silently hide the small ones.

ABOUT THIS DIRECTORY
Developers appear in this directory when they have at least one project on Phuket with verifiable coordinates, plus either a tracked off-plan launch (Alnair source) or live secondary inventory we've personally vetted. We deduplicate the same builder across legal-entity variants (Public Company Limited, Co., Ltd., PCL etc.) by normalising to a canonical slug, so a single developer never appears in the list twice. Numbers — projects, units, districts of activity, lowest price — are recomputed daily from primary records, not transcribed from marketing material. Profiles flagged as hand-written or AI-assisted carry an explicit byline and review date on the developer page; everything else is a data-only listing while we work through the backlog.
QUESTIONS
Look at three signals together: track record (how many completed projects, not just announcements), district concentration (a developer building five projects in one area knows that area; one project each in five areas is harder to read), and finishing quality (visit a completed unit by the same developer, not the showroom for the new launch). Our profiles surface the first two; the third needs a viewing. We can arrange one.
Logos and brand identity vary in quality across the 300+ active builders on the island. Showing a logo column where half are missing or low-resolution makes the directory read as broken; a clean text-forward grid reads as composed. We may revisit once we've sourced consistent identity assets for the top tier.
Every developer in this directory has at least one project we've seen built or under construction with proper land title, so the underlying corporate structure is registered. Licensing details — which Thai entity holds the land, foreign-quota allocations on a specific block, BOI status for an operating company — vary per project and are best confirmed against the title deed, not the developer's name. Ask us for the chanote check on any specific unit.
The counts and price-from values regenerate every few hours from the same database that powers the live listings catalog. New developers appear once they have a project with coordinates and either an Alnair launch record or a verified secondary listing. Existing entries drop off only if every project they once had goes inactive — historical builders with completed inventory still appear because their resale market is real.
