Rawai sits at Phuket's southern tip, roughly 45 km from the airport. The waterfront is a working fishing pier — longtail boats to Coral and Racha islands, Sea Gypsy market, reef-fringed shore. Nearest swimmable bay is Nai Harn, 4 km north (7–10 min by car). That single fact shapes the buyer pool: long-term expat residents, digital-nomad families, and LTR investors who want stable yield over STR occupancy. Not a beach-rental district.
Infrastructure
Day-to-day errands are well-covered. Makro and Villa Market are roughly 10 minutes from Sai Yuan; Tesco Lotus Extra (Chalong) is 15 min. The Rawai seafood market runs daily on the pier road. Phuket International Hospital and Bangkok Hospital Phuket are both within 20–25 minutes. Schools on-district: Rawai Progressive International (Montessori, ages 3–12, Sai Yuan) and Growing Minds Phuket. BCIS in Chalong adds 15–20 min; Headstart International is 25 min north.
Connectivity
Phuket has no BTS or metro — all travel is road-based. From central Sai Yuan: Phuket International Airport 45–55 min off-season (60–75 in high-season via Chalong Circle); Phuket Town 20–25 min; Karon Beach 15–20 min; Chalong pier 10 min; Patong 30–35 min. Route 4024 connects south to north without entering Patong. Long-term tenants here consistently arrive with a car or scooter — factor that into tenant profile and parking spec when buying.
