Cape Yamu — Real Estate in Phuket
District in Phuket, Thailand
Description
Cape Yamu is a narrow headland on Phuket's east coast, projecting into Phang Nga Bay within the Pa Khlok tambon of northern Phuket. The geography is calm and sheltered: no surf, no beach clubs — layered island views toward Naka Island from elevated villa plots and the quiet of a single-access peninsula. Ao Po Grand Marina and Yacht Haven Marina are within 10-15 minutes, making Cape Yamu one of the few Phuket zones where yacht ownership integrates naturally into residential life. COMO Point Yamu, the zone's anchor hotel and branded-residence complex, set the quality benchmark for the east coast. Across 137 active for-sale listings, houses and villas dominate — 66 houses and 48 villas account for over 80% of inventory. The median asking price of ฿9.59M is the highest among the northern zones, with a tail to ฿601M for ultra-prime estates. Three buyer profiles converge: the ultra-prime buyer seeking Phang Nga Bay views; the yacht owner for whom the east-coast marinas define the purchase geography; and the mid-market family buyer drawn to Anasiri Paklok (Sansiri) and Supalai Garden Ville. Condos may be purchased freehold within the 49% foreign quota; villas use the standard 30-year registered leasehold on land with freehold on the building.
Infrastructure
Daily services centre on Pa Khlok village, roughly 10-15 minutes from the headland along the peninsula road — local market, pharmacy, fuel station, and convenience stores cover the basics. For a full supermarket run, Makro Thalang and Tops Market at Central Festival Phuket Town are 20-25 minutes away. COMO Point Yamu brings hotel-grade facilities to the zone: restaurant, pool, spa, and a private pier with kayaks available to branded-residence owners. Ao Po Grand Marina, 10-15 minutes north, adds fuel, boat services, and a marina restaurant. Mission Hills Phuket Golf Club sits in the Pa Khlok corridor. For healthcare, Bangkok Hospital Phuket is roughly 25-30 minutes via Route 4027 and Route 402; Thalang Hospital, the main public facility for northern Phuket, is approximately 20 minutes. International schools are not in the immediate zone: UWC Thailand in Thalang is the nearest IB option at 20-25 minutes; BISP at Koh Kaew and HeadStart in Choeng Talay are each 25-35 minutes. Families with school-age children typically factor in the daily drive or consider Bang Tao as an alternative base.
Connectivity
Cape Yamu is accessed by a single peninsula road branching from Route 4027 (the Pa Khlok Road). The headland is approximately 25-30 minutes from Phuket International Airport (HKT) via Route 402 north — meaningfully shorter than the south-tip zones. Phuket Town is roughly 20 minutes south, offering daily access to Thalang Road restaurants and Makro. The west-coast resort corridor — Boat Avenue in Cherng Talay — is 30-35 minutes via Route 402 north. Patong Beach is 40-45 minutes in normal traffic. Bangkok Hospital Phuket is 25-30 minutes. The east-coast position means Cape Yamu is an enclave rather than a pass-through zone: there is no back road to the west coast. That single-access character is intentional — it is the source of the zone's privacy. Grab taxis service the zone; a personal car or scooter is the practical standard for daily movement. For yacht owners, proximity to Ao Po Grand Marina and Yacht Haven Marina means sea access without crossing to the west coast — the structural convenience argument no west-coast zone can replicate.
