We're AIProperty Phuket — we publish guides and market analysis for the Phuket secondary real estate market. This page describes who we are, how we handle facts, and where our data comes from. For YMYL (Your Money Your Life) topics like real estate, this transparency isn't optional — without it, neither readers nor search engines have reason to trust the content.
Who we are
AIProperty Phuket is a real estate sales platform serving Phuket. Our catalog holds over 5,400 active listings updated daily. We sell properties via bookings directly with owners and developers — that's a commercial interest we openly disclose (see «Conflicts of interest» section below).
Editorial team
Content is produced by the AIProperty Phuket Editorial team — practitioners with on-the-ground experience in the Phuket market since 2018. We don't publish individual author names for privacy reasons (Thai real estate is a sensitive market), but every article goes through a three-stage review: first-pass fact-check against Thai government sources, cross-reference against our live catalog, final editorial pass.
Editorial standards
- Every number has a source. Tax rates, quota limits, EIA requirements, CAM fees — every figure is cited with the official source and year of data.
- Catalog data is pulled at publish time. When an article quotes prices or unit counts, numbers come from our database on the publication date (shown at bottom of each article).
- Distances are cross-checked. Any claim about distance from a property to beach/airport/school is verified against at least two sources (Google Maps + our own measurement). We don't trust fazwaz «nearest landmark» blindly.
- Legal claims cite specific sections. «Section 19 of the Condominium Act B.E. 2522» rather than «Thai law». No claim ships without the citation.
- Yields are always tied to source and year. «Per CBRE Thailand H1 2025» — yes; «according to our data» — no.
- Last-updated date is visible on the page. Not just in — in the body, so you see exactly when content was last refreshed.

All analytical content on taxes, jurisdiction, visas is independent of any specific developer; the editorial team is responsible for accuracy regardless of sales considerations.
