How this directory works
A project enters the catalog when it carries at least one active unit — either a primary off-plan launch (a new development) tracked from developer records, or live resale and assignment inventory verified in our database. The same building appears once regardless of how many legal or marketing variants exist; phases listed under slightly different names are consolidated to a single canonical entry. The price on every card is the lowest available unit on that project today, refreshed every few hours from the live listings feed, so it is a unit you can actually buy now rather than an advertised "from" that may be sold.
The catalog covers three stages, and they do not add up to 928 because a project can carry units in more than one stage at once. Off-plan (206 projects) means units contracted before or during construction, with the title transferring at handover. Assignment, or переуступка (207 projects), is an existing buyer reselling their off-plan contract before handover, so the new buyer steps into the original sale-and-purchase terms. Completed resale (719 projects) covers ready-to-transfer units in delivered buildings, and it is the largest segment here. The default sort leads with the highest-inventory projects.
Where the projects are and who builds them
The 928 projects spread unevenly across the 15 zones. The deepest pipelines by project count are Thalang (135), the inland north nearest the international-school belt with the widest range of house and villa formats; Phuket Town (112), the condo-dominated administrative centre where prices sit below the west coast; Surin (83) and Bang Tao (80) on the premium west coast around the Laguna estate in Choeng Thale; and Rawai (79), the southern expat enclave above Chalong Bay. Patong, Kathu and Kamala add roughly 40 to 45 projects each, with Kata, Karon, Chalong, Nai Harn, Nai Yang, Cape Yamu and Mai Khao completing the 15.
Three-bedroom units have the widest coverage, appearing in 367 projects, followed by two-bedroom (296), one-bedroom (238), four-bedroom (208), studio (143) and five-plus bedroom (138). The median listing price across the catalog is ฿6.89M. The developers running the most active projects are Sansiri (22), Rhom Bho Property (16), Botanica Luxury Phuket (16) and Laguna Property (16), then Supalai and Banyan Group Residences (12 each), Pearl Island Property (10) and Pruksa Real Estate (9). What to check before buying
For a completed resale unit, standard Thai due diligence applies: confirm the title-deed type (Chanote is the strongest), obtain a debt-free certificate from the juristic person, and — for a foreign buyer remitting funds from abroad — keep the Foreign Exchange Transaction (FET) certificate the bank issues. For off-plan, add the EIA approval required for any project over 80 units, the developer's record of buildings actually delivered in Phuket, the SPA payment schedule and longstop date, and an independent Thai solicitor's review before signing.
A foreign national may own a condominium unit in freehold within the building's 49% foreign quota. Villa and house projects are usually structured as a 30-year registered leasehold (with renewal options) or through a Thai company; foreigners cannot own land outright. What is the difference between off-plan, assignment and resale in Phuket?
Off-plan means buying directly from the developer before or during construction and receiving the title at handover, carrying construction risk. Assignment (переуступка) means an existing buyer resells their off-plan contract: you inherit the original sale terms and handover date but pay a premium to that buyer. Resale means buying a completed unit from an owner who already holds the title.
Can a foreign national buy a Phuket project unit in their own name?
Yes for condominiums: a foreign national can own a unit in freehold provided the building's foreign quota — 49% of saleable floor area — is not fully sold. Villa and house projects use a 30-year registered leasehold with renewal options, or a Thai company with up to 49% foreign shares. Ownership structure affects resale, so take Thai legal advice before signing.
How are prices on the project cards calculated?
Each card shows the lowest available unit from either the primary (developer) or secondary (resale and assignment) side of that project, updated every few hours from the live listings feed. It is the cheapest unit you can buy today, not an advertised figure that may no longer exist.
How do I know if an off-plan developer will deliver?
Look at the developer's completed Phuket history, not just announced launches — the /developers profiles list every delivered project. Then confirm independently: EIA approval (required above 80 units), a valid construction permit, and a payment schedule tied to construction milestones, not calendar dates. Have an independent Thai solicitor review the SPA — the developer's lawyer represents the developer, not you.
