Group Phuket, it is sold directly by the developer at the construction stage, so buyers purchase before completion rather than acquiring a finished resale home.
Can a foreigner buy at Ayana Luxury Villas and how is ownership structured?
Foreigners cannot own land freehold in Thailand. At Ayana the villa land is held through a registered 30-year leasehold or a Thai-majority company, while the building itself can be foreign-owned. Following Supreme Court ruling 4655/2566 of 18 March 2025, plan financially around the first 30 years and treat renewal as future negotiation.
