Prestige Villas

Prestige Villas is an off-plan, under-construction development of private pool villas in Thalang (Thep Krasattri), built by Prestige Villas Co.,Ltd. As a new-build developer sale, buyers can purchase early at construction stage, follow a stage-by-stage payment plan, and in many cases still choose their unit and select finishes before handover.

Location & school catchment

Thalang is Phuket's largest inland villa zone, and Prestige Villas sits at the heart of it. The standout reason families buy here is the international-school catchment. UWC Thailand International School is in Thep Krasattri itself — the closest major campus. British International School Phuket (BISP), which runs the IB curriculum, is in Koh Kaew about 15 minutes south, and HeadStart International School is roughly 20–25 minutes away. Phuket International Airport is around 15 minutes north, and Boat Avenue / Porto de Phuket in Cherng Talay (dining and shops) is 10–15 minutes west. The trade-off is the beach: Thalang is not a coastal zone, so Layan, Bang Tao and Nai Yang are a 20–35 minute drive. In return you get the most space per baht of any inhabited part of the island, and a car is essential.

The homes

Prestige Villas follows the zone's dominant product — private pool villas designed for full-time family living, typically with three to five bedrooms and room for a home office. Because the project is off-plan, the developer sale lets you lock in a villa during construction and shape the finish to your taste rather than buying a finished resale home.

Ownership & legal

Foreign buyers cannot own land freehold in Thailand. Villa land here is held either on a registered 30-year leasehold or through a Thai-majority company, while the building itself can be foreign-owned. Note that Supreme Court ruling 4655/2566 (18 March 2025) voided pre-signed 30+30+30 renewal chains beyond the first term, so plan financially around the initial 30 years and treat any renewal as a future negotiation.

Who it suits

Prestige Villas fits families with children at BISP or UWC who want a short school run plus home-office space, and long-stay LTR or Elite-visa residents seeking quiet and space without the west-coast price premium.
