Four bedrooms move the median to ฿75,000, and the half-dozen six-bedroom houses reach a ฿150,000 median — above the villa market's own ฿130,000 midpoint, the point where house and villa pricing cross over.
The clearest difference from a villa is the pool: 730 of the 1,532 houses have one, just under half — against 95% of villas. The second difference is location: of the houses with mapped coordinates, only 12 sit within a kilometre of a beach. This is residential Phuket, not resort Phuket, and the rate reflects it: a three-bedroom house at ฿45,000 is roughly a third of the ฿125,000 median for a three-bedroom villa.
What the rate includes, and what you pay on top
The convention is a twelve-month lease at a fixed monthly rate, a two-month security deposit and the first month on signing. Electricity, water and internet are billed on top at meter rates, and 1,371 of the 1,532 houses come fully furnished, so a first year rarely needs a furniture budget.
Garden and pool upkeep is the line to settle before signing. Inside a managed estate it is usually part of the rate; for a standalone house on private land the tenant is often expected to arrange it. Thalang follows with 341 houses from ฿13,000 and a ฿40,000 median: this is the school belt, close to the international campuses and to the Bang Tao–Layan coast without paying the beach premium.
