Families relocating on LTR visas tend toward 2-bedroom units in Bang Tao or Thalang, within school-run distance of BISP and HeadStart. Retirees and second-home buyers find the south coast — Rawai, Nai Harn — gives more floor area per million baht, with quieter surroundings and a deep long-term-tenant base if they want to lease out during home absences.
What none of these groups should do is buy a condo on the basis of a developer's gross-yield projection without checking whether the building holds a hotel licence. Thailand's Hotel Act B.E. 2547 requires a hotel licence for daily rentals.
