1 Bedroom Apartment for sale at Patong Bay Ocean View Cottages complex · Patong · Sea View

For investors, Patong condo investment hinges on short-term rental (STR) potential. The sub-30-day rental model requires Hotel Act B.E. 2547 compliance—a critical legal framework. Juristic-person house rules can independently ban STR even where Thai law permits it, so written confirmation from the condominium management is essential before purchase. Patong's occupancy profile runs 70–80% year-round, though post-cancellation and OTA friction typically compress net effectiveness. Building-managed rental programs reduce operational friction for foreign owners.

This zone—Patong proper versus Kalim (north, quieter) or Tri Trang (south, low-rise character)—attracts pure-yield investors, repeat-visitor expats, and Asia-region first-time foreign buyers seeking entry-level Phuket exposure. It is not a family or long-term owner-occupation play. Patong condo investment historically trades on occupancy density and tourist velocity rather than capital appreciation. Ownership structure (foreign quota, Thai quota, or leasehold) should be confirmed at offer stage.
