2 Bedroom Apartment for sale at Laguna Beachside complex · Choeng Thale · Garden View

Choeng Thale is the northern gateway to Phuket's west coast, positioned 25–30 minutes from Phuket International Airport and equidistant from both Bang Tao and the smaller Layan cove (quieter, residential). The district hosts three major international schools — UWC Thailand (Thalang), Headstart Cherng Talay, and Berda Claude — making it Phuket's de facto family expat hub. Boat Avenue, the retail micro-cluster 3 km south, anchors commercial life for the northern zone.

Ownership is leasehold, not freehold — a material distinction in Phuket's property landscape. Leasehold titles carry registered terms (typically 30 years, renewable) and entail higher ongoing costs through condominium juristic-person fees. Section 540 of the Thai Civil and Commercial Code governs leasehold renewal; recent case law (Supreme Court 4655/2566, March 2025) has tightened renewal assumptions, so prospective buyers should factor this into long-term equity planning. For short-term rental investors, the Laguna resort-managed pool operates year-round with moderate seasonal swings — realistic expectations lie in line with established STR benchmarks for integrated resorts rather than standalone condos. For families, the location is genuinely unbeatable: school proximity, safe grounds, beach access within a walk, and a stable international community.
