1 Bedroom Apartment for sale at Calypso Garden Residences complex · Rawai

Calypso Garden is a 7-storey completed project offering communal pool, gym, 24/7 security with CCTV, indoor kids zone, backup generators, and key-card access. Car parking is included. Juristic-person management handles upkeep; ask the agent for current common-area maintenance (CAM) fees per sqm/month.

Ownership is leasehold—critical to understand before committing. Thai leasehold law changed in March 2025 (Supreme Court ruling 4655/2566), which can affect renewal risk on older leases; confirm the initial term and renewal clauses with your lawyer. Despite the ownership constraint, this unit suits established LTR players: long-term expatriates paying 30+ days/month rent, remote workers, or retirees with visa extensions. Rawai's absence of a swimmable main beach makes short-term tourist rentals (Airbnb-style) structurally weak compared to Patong or Karon; the district's rental strength lies in stable monthly lets. Expat amenities include Rawai Progressive International School (Montessori, ages 3–12), ABC Nursery, Growing Minds Phuket, and Phuket International Hospital (20 minutes). Downsides: scooter dependency for daily commuting, limited retail vs Bang Tao, and distance from Patong nightlife. Leasehold units require due diligence—register your lawyer's review of title deed, CAM history, and lease terms.
